WHAT IS AN
EPC?
An EPC provides an energy performance rating for homes on a scale ranging from A-G. The most energy efficient homes receive an A rating and therefore have lower fuel bills and a lesser impact on the environment than homes lower down the scale. In addition to the energy rating, an EPC offers recommendations on how to improve that rating and the potential savings available by doing so.
First introduced in 2007, it is a legal requirement to have a valid EPC when a property is marketed for sale or rent. The EPC must be available to potential buyers or renters, so they can clearly see how energy efficient the property is and what potential savings could be available by making improvements.

Do I need an EPC?
A valid EPC is required when a property is marketed for sale or rental in the uk.
My epc expires in 3 months do i need a new one?
Although techinaclly valid, an EPC with a short amount of time before expiry is likely to raise an enquiry with potential buyers. EPC’s are valid for 10 years and lots may have changed at the property since the last one was completed so we would recomend a new assessment to account for these changes and offer peace-of-mind for potential buyers or tenants.
How long will it take?
An EPC is produced by collecting various data and information during an on-site inspection and non-invasive survey. Typically 1 hour is sufficient to collect this information but larger or more complex homes can take longer.
